St James Road, Glasgow

Redevelopment of the former Allan Glens Secondary School annexe to form flatted dwellings. The building has been vacant for a number of years, located in the Townhead area of the city, close to Strathclyde University and City of Glasgow College campuses, and comprises a four-storey early 20th Century school building with associated playground area.

The building is Category `C(s)` listed and occupies a prominent corner location within the Central Conservation Area. Consequently, any design proposals need to be sympathetic to this urban context and respect the original character of the existing building.

It is proposed to comprehensively restore the external fabric of the building.

The original classrooms will be subdivided to form a range of one and two bedroom apartments. The volume of former classrooms is sufficiently high to allow new mezzanine floors to be installed in the spaces, allowing bedroom and en-suite accommodation to be created on an upper level. The edges of the mezzanine floors will be kept back from the external windows to avoid interrupting the original glazing pattern.
